The first number on any project is a cost per square foot from comparable buildings: same type, same region, recent enough that escalation is known. That is what the estimator on our home page does.
From range to estimate
As the design develops we replace the square-foot assumption system by system — structure, envelope, mechanical, electrical — with quantities from the drawings and prices from trade partners.
What is never in the number
Land, design fees, permits, furniture and financing sit outside construction cost. We say so on every estimate, because a range that looks complete and is not is worse than no range at all.
