Services
Preconstruction, construction management, design-build and general contracting for commercial, multifamily, healthcare, education, industrial and hospitality buildings.
Four ways to hire a builder.
The difference between them is when the price gets fixed and who carries the design. The bar under each shows how far through design the number is locked.

01
Preconstruction
Owners with a site and a budget, before or during design.
We price the design as it develops — massing, systems, three structural options — so every decision is made with its cost on the table.
A budget you can take to the bank, and a design that fits it.

02
CM at Risk
Complex buildings where the owner keeps their own architect.
We join during design, run preconstruction, then commit to a guaranteed maximum price and build to it. Savings under the GMP go back to the owner.
One contract with a ceiling, open books, and shared savings.
Price fixed at 60% design SketchFull drawings -
03
Design-Build
Owners who want one party responsible for design and construction.
We hire the architect and engineers and carry the design risk. Design and construction overlap, which is where the schedule comes from.
One point of responsibility and the fastest route to opening day.
Price fixed at 30% design SketchFull drawings -
04
General Contracting
Fully designed projects going out to tender.
Complete drawings in, a lump-sum bid out. We buy out the trades, run the site and hand over on the date in the contract.
A fixed price on a finished design.

What we build
-
Commercial
Office towers, headquarters, tenant interiors and mixed-use podiums — built occupied-floor by occupied-floor when the building has to stay open.
-
Multifamily
Podium and wrap apartments, senior living and student housing, sequenced so leasing can start before the last floor is finished.
-
Healthcare
Outpatient pavilions, clinics and hospital renovations with infection-control risk assessments on every phase.
-
Education
K–12 schools and campus buildings delivered between semesters, with student safety planned into the site logistics.
-
Industrial
Distribution centres, manufacturing plants and cold storage — tilt-up and pre-engineered steel on fast programmes.
-
Hospitality
Hotels, restaurants and venues where the finish is the product and the opening date does not move.
What would it cost, and how long would it take?
The same square-foot ranges our preconstruction team starts from before there are drawings. Move the sliders; the building moves with them.
Construction cost, ballpark
$30.8M – $45.4M
